A major mixed-use development on Dublin’s North Quays has received planning approval, including the construction of Ireland’s tallest building. The Waterfront South Central project will consist of 550 apartments spread across three blocks, with heights of 8, 12, and 25 storeys. The 25-storey tower, at 274 feet, will be the tallest building in Ireland.

The development is being led by Ronan Group Real Estate on a 4.7-acre site located on North Wall Quay. In addition to the residential units, amendments to a previously approved office block totalling 175,302 sq ft have been granted by Dublin City Council. The tallest building will feature a restaurant and viewing terrace at its summit. The development will also provide 32,750 sq ft of amenities for residents, including a gym, lounge, spa, roof and basement padel courts, a bookable kitchen, and a town-hall meeting space.

The 25-storey structure marks a reduction in scale from the original proposal, which envisioned a 509-foot, 45-storey building in 2021. Despite the reduction, the new tower will still hold the title of Ireland's tallest building. The project is part of Ronan Group’s Libra Living platform, focused on residential developments.

Aidan Gavin, Chief Investment Officer at Ronan Group Real Estate, expressed his enthusiasm for the project saying “We are delighted with the decision of Dublin City Council and excited to be delivering another mixed-use development that aligns with our vision of creating inclusive communities.

As he further stated, “Waterfront South Central will offer a world-class working environment for over 6,500 people and provide homes for more than 1,300 future residents”.
